How long does a typical condo renovation take?

For a 900–1,300 sq ft unit with full hacking, electrical re-runs and a kitchen rebuild, plan for 8 to 11 weeks on site. Cosmetic refreshes — repaint, lighting, joinery touch-ups — usually wrap inside three weeks.

How is your pricing structured?

After a free site survey we issue a fixed-price BQ broken down by trade. You pay in three to five staged drawdowns tied to milestones — site mobilisation, hacking complete, M&E first fix, finishing, handover.

Do you work outside the Klang Valley?

Our regular catchment is KL and Selangor. We take on Negeri Sembilan and Putrajaya projects when scope justifies a travelling crew. Ask us — we'll be honest if logistics make it the wrong call.

Will you handle JMB and DBKL paperwork?

Yes. For strata properties we file the renovation form, deposit and contractor permit on your behalf. For landed work needing council approval we prepare the submission drawings and stay with the file until it clears.

Can I live in the property during the works?

For light refurb — yes, room by room, with daily clean-down. For anything involving wet works, ceiling drops or full electrical reruns we strongly recommend moving out for the loud weeks. We can phase it either way.

Do you offer a warranty?

A 12-month workmanship warranty is standard on full renovations and fit-outs, covering finishing defects, hairline cracks at joints, leaks at connections we made, and movement on installed joinery. Manufacturer warranties on appliances and sanitary ware pass to you directly.

What if I already have a designer?

Happy to build to another designer's drawings. We attend coordination meetings, mark up where the build needs the design to flex, and quote against the BoQ they've prepared.
