What's included in a full home renovation
Most owners come to us when the unit is collected from the developer or when an existing home needs more than a refresh. We scope the work in three layers — structural, services and finishing — and price each so you can see what's load-bearing in the bill.
- Hacking & demolitionSelective wall removal, ceiling drop teardown, tile lifting, debris carting and disposal.
- Wet works & water-proofingBathroom and kitchen membranes, screeding, falls to drain, pressure testing.
- Electrical & M&E first fixRe-routes, additional points, distribution board upgrade, lighting circuits, aircon piping and trunking.
- Plastering & ceilingsSkim coat to wall and ceiling, cornice, drop ceiling for lighting coves and AC concealment.
- Carpentry & built-insWardrobes, TV consoles, kitchen cabinetry, study tables — fabricated at our partner workshop, installed on site.
- Tile, paint & finishingFloor and wall tile, timber and vinyl flooring, paint, skirting, trims and the final clean.
How a renovation runs with us
- Site visit (free). A 60-minute survey to understand the layout, services routing and your wishlist.
- Concept & quote (5–7 days). Marked-up plan, mood reference, line-itemed BQ. Two rounds of revision included.
- Drawings & finishes (2 weeks). Working drawings, material schedule, supplier confirmations, permits if needed.
- On site (8–11 weeks typical). Daily photo log, weekly walkthrough, milestone payments tied to physical progress.
- Snag & handover. We walk the unit with you, fix the punchlist, hand over keys, manuals and the warranty pack.
What it usually costs
For a condo unit between 900 and 1,300 sq ft with full hacking, kitchen rebuild and three bedrooms, expect RM 110,000 – RM 185,000 all-in, depending on finish grade. A cosmetic refresh — repaint, lighting, joinery touch-ups — typically lands between RM 18,000 and RM 38,000. We'll know your number after one survey.
