What design with us looks like
Our designers are not a separate department — they share an office with the foremen who'll later install the work. So the drawings respect site reality: how a wardrobe panel actually leaves the lift, where the AC drain has to fall, how much skirting eats into a tiled floor.

- FF&E proposalLoose furniture, lighting and accessories shortlisted from KL-available suppliers.
- Coordination drawingsWiring, lighting, plumbing and AC overlaid to the layout for the trades.
Three packages, depending on appetite
- Light: palette, finish schedule and lighting plan only. Best for owners who already have a contractor lined up.
- Standard: Light + space planning, joinery details and a 3D walkthrough of the public rooms.
- Full: Standard + FF&E proposal, project supervision and a designer on site weekly.
Indicative fees
Light packages from RM 4.50 / sq ft, Standard from RM 6.50 / sq ft, Full from RM 9.00 / sq ft with a minimum engagement of RM 9,500. Designs we go on to build with you have part of the design fee credited back into the construction quote.
Built or independent
You don't have to build with us. About a third of our design jobs are handed to other contractors. We'll produce the same coordination drawings either way, and attend their build kick-off if you'd like.
