Where we help

Maintenance is the bit most contractors take when they have downtime between bigger jobs. We treat it as a programme — same crew, scheduled visits, signed worksheets — so a JMB or property manager has a single accountable trail.

  • Repaint & touch-upInternal and external repaint, mould patches, hairline crack treatment, ceiling stain removal.
  • Leak diagnosis & repairRoof, balcony, A/C tray, embedded pipe and parapet leaks — traced and repaired with the minimum hack.
  • Carpentry repairDoor realignment, wardrobe re-hinge, floor squeak, skirting and trim refresh.
  • Exterior careRender patching, sealant renewal, gutter clearing, palm and tree work co-ordinated through partners.
  • Common-area workLobby and lift lobby repaint, corridor tile re-grout, signage refresh — all with JMB liaison and after-hours scheduling where required.
  • Make-ready packsEnd-of-tenancy turnaround for landlords — clean, repaint, repair, photo report inside seven days.

How it's priced

  • Day rate: from RM 380 / day per skilled trade plus materials at cost.
  • Package work: repaint of a 1,000 sq ft condo, walls only, from RM 4,800.
  • Standing maintenance contracts: monthly retainer with first call-out within 48 hours, quoted per portfolio size.
